Commercial property disputes

Leases, easements and closings for the owners and tenants of shops, restaurants, warehouses and offices. We take landlords and tenants, but not residential evictions.

  • Commercial lease disputes

Repairs, rent abatement, use clauses, assignment and early exits, for the tenant or the landlord.

  • Defaults and lockouts

A notice of default, a changed lock, or a confession-of-judgment clause in the lease.

  • Easements and access

Shared driveways, parking, loading docks and the right to cross a neighbor's land.

  • Failed closings

A buyer or seller who walked away, and the deposit both sides say is theirs.

  • Title and boundary problems

A survey that doesn't match the deed, and claims against a title policy.

  • Construction on leased space

Build-out disputes between landlords, tenants and their contractors.

Questions we hear about commercial property disputes

Do you handle residential evictions?

No. We take commercial leases only. For a home or apartment, a tenant or landlord lawyer is the right call, and we're glad to suggest one.

My landlord changed the locks. Is that allowed?

Sometimes a commercial lease allows it; often the law limits it. Call the same day, and bring the lease and every notice.

Can a dispute be settled without leaving the space?

Often, yes. Many lease disputes end with a rent credit, a repair schedule or a new term, and the business stays put.
